All the steps to buying a house can feel overwhelming, but we have a proven process for buying homes that we’ll walk you through, making the journey manageable and, hopefully, fun!

The Five Steps to Buying a House

We’re ready to jump into the home-buying process with you, regardless of where you are in your search. If you’re just starting out or if you’ve been scouring the area for months, we can help you navigate the market landscape and provide the resources you need to complete the journey. We’ll be with you every step of the way.

Financing

When house-hunting, you’ll probably want to jump into the fun stuff–touring homes–but first things first. Before getting started, it’s important to get your funds or financing lined up. That helps refine your search and also means that, when you find the right home, you’re ready to put an offer in! In today’s market, many homes for sale receive multiple offers, and buyers with financing ironed out have a leg up on those who don’t.

If financing is a scary and unfamiliar world for you, don’t stress. We can help you find the right lender and get you squared away.

House-Hunting

Now let the fun begin! Finding the right home starts with getting to know you. We’ll sit down and chat about your wishlist for your new home: your wants, your needs. We’ll help you identify areas and neighborhoods that fit your lifestyle. We’ll also do a deep dive into what the market looks like to give context for what you can expect as you look at homes.

Then it’s on to finding that glass slipper! We’ll help you identify contenders, setting you up with a customized MLS search and sending you homes we think might be a good fit. We’ll tour the homes with you, and, while you’re looking at all the fun stuff, we’ll be doing on-site research, examining things like unfinished areas, age of the home’s systems, and more, in order to give you the best guidance we can about the houses you’re considering. We’re not above getting into a crawl space either if it means giving you the best information with which to make your decision.

Analysis & Offer Terms

When you’ve found a house that you think is the one, we’ll help you make an offer. We’ll do a thorough analysis of comparable homes and market conditions, preparing you for what you can expect in the process and giving you guidance for what are considered attractive and competitive offer terms. We want to make sure that you feel informed and confident going into the offer process.

Then we put our extensive experience with writing and receiving offers to work for you. If negotiations arise or multiple offers are made on the home, we’re in your corner, helping you make informed decisions and navigate that process.

Due Diligence Period

When you get an offer accepted and the home is under contract, the due diligence period begins. This step is critical in vetting your future home, and we’ll get in deep with you, helping you determine how to respond to the inspection report and deciding what to investigate further about the home.

We help organize all the moving parts, ensuring that things like appraisals, inspections, and financing hum right along. If there are any issues that arise, we have a roster of all-star professionals at the ready. We’ll connect you to any specialists you might need.

Negotiations & Closing

If anything arises out of the due diligence period, we’ll advise you on how to negotiate any repairs or price changes, if warranted, so you get your money’s worth. From there, we help you navigate all the logistics for closing–paperwork, home warranties, and the like–right up until the moment you get those keys in hand!
